And just because of that, we don’t only produce words and reference images in this stage, but will translate your concept into preliminary models, sketches or diagrams that bring the concept to life. Allowing you to communicate what you intend to deliver.
Want to extend the basic area/surface/cost/revenue analysis? Need to know what volume actually fits on this site? Do the proportions work for the proposed usage? Can it be connected to its context? Will it generate sufficient footfall? What are the planning risks? And how does this compare to the competition?
These are some of the questions that can be answered within a feasibility study. Taking the input from the concept development phase and checking it against the actual site or building parameters. Combining both the ‘hard’ and the ‘soft’ data and translating this in easy to communicate diagrams or sketches facilitates the decision making process in the early phases of project (re) development.
Concept Design takes the Development Concept and Feasibility Study a step further. Translating the ambitions from the Concept and the constraints from the Feasibility into a tangible project. Volumetrics, typologies, logistics, circulation etc. combined with non-spatial parameters such as target group, staging/phasing, planning or stakeholder expectations result in sketches, diagrams, plans, 3d visualisations or reference images.
Final products will be customized to reflect the required level of detail at this phase and for each specific project and process.
Retail Master Planning
We believe that retail master planning is all about connections. Defining the way in which shopping areas connect to the city, how different functions connect to their community, how shops, bars and cafes connect to public spaces and of course how retailers connect to their customers and vice versa.
Focusing on these connections we work on master plans that bring these spaces and people together. From neighbourhood centre to urban street or inner city mall; circulation, permeability, exploration and surprise go hand in hand to create successful shopping environments for customers, retailers and investors.
Design Development and Management

In a complex development process it is easy to get off-track with the design. As multiple architects and designers become involved, the project moves from concept to physical space. This process of translation is often complicated by subjective (design) interpretations of the ambitions and core values defined in the earlier phases.

Appraisals and second opinions
With many (retail) project restarting after having been on the shelf for years, we are often approached by developers and investors to appraise the original plans. In other cases, a second set of eyes to look over a scheme is requested to optimize and rationalize.
