Located in the heart of Paris, this ambitious project bridges two eras of urban development. Spanning two large city blocks, it occupies a strategic position between the historic Haussmannian city and the contemporary Clichy-Batignolles eco-district. Serving as a gateway, the development integrates seamlessly into an area characterized by expansive public spaces, including Square des Batignolles, the railway tracks, and Parc Martin Luther King.
Situated at the crossroads of 19th-century architectural heritage and 21st-century urban planning, this project carefully mediates the transition between these contrasting scales. Recognizing the shift in urban form, the design modulates volumes to create a smooth dialogue between the stately Haussmannian buildings surrounding Square des Batignolles and the contemporary landscape of Parc Martin Luther King. The first city block features a refined architectural expression, with clean, white concrete facades that echo the classical stonework of historic Paris. Moving further into the second block, the design shifts towards more sculptural, contemporary volumes, employing advanced materials that reflect the innovative spirit of the eco-district. Positioned above the remnants of the historic railway lines leading to Gare Saint-Lazare, the project’s complexity extends beyond aesthetics.
Beyond its architectural ambition, the development embraces a diverse mix of programs. The majority of the structures rise above an artificial platform, standing 10 meters above Rue Cardinet. This layered approach allows for a dynamic combination of uses while maintaining vital street-level connections between the eco-district and the surrounding Haussmannian fabric. By integrating these elements, the project not only respects Parisian heritage but also propels it into a sustainable future.
