About This Project

ONE.GO was commissioned by Rivium Real Estate to develop the urban concept for Waterfront Rivium in Capelle aan den IJssel. Located near the Van Brienenoord Bridge, this dynamic mixed-use district transforms former office buildings into a vibrant and high-density urban environment.

 

Waterfront Rivium is part of the broader Rivium District, which will feature 5,000 homes and a range of amenities. The project itself includes 51,000 m² of residential space, 4,800 m² of commercial functions, and 5,000 m² of parking facilities. The quality of public space is a key focus, with active ground-floor spaces designed to foster social interaction and enhance urban safety. ONE.GO’s urban concept is designed to allow for phased development, ensuring a smooth transformation of the area while maintaining functionality throughout the process. This approach enables gradual adaptation to market demands, minimizes disruption, and allows existing buildings to be repurposed before integrating new structures.

 

The urban vision strikes a balance between preservation and renewal. While part of the existing office buildings will remain, two new towers and an additional low-rise structure will reshape the skyline. This approach respects the site’s architectural history while giving it a distinct new identity. The original buildings, designed by Aat van Tilburg (1995) and partially renovated by Ibelings van Tilburg Architects, are carefully integrated into the master plan.

 

Key facts:

The development includes approximately 335 residences, a rooftop garden, a community room, a public parking garage, and spaces for hospitality and retail.

Waterfront Rivium is developed by Rivium Real Estate, a collaboration between Novaform Vastgoedontwikkelaars West and Zuiver Vastgoed Groep.

 

Designers and consultants:

Mei architects and planners won the architectural competition for the project. Their design is guided by the themes of home, comfort, and identity, aligning with Rivium’s transformation into a modern, future-oriented urban district.
